Start with a walkthrough after lawful access has been arranged. Separate essential repairs from optional refreshes, and note existing damage with dated photos. Tell us which rooms are included, which materials you supply and whether any work must happen before furniture arrives.
Electrical, plumbing, structural work and suspected hazardous materials need appropriate assessment and qualified specialists. A turnover enquiry does not automatically include cleaning, waste removal or licensed trade work.
Your room-by-room turnover checklist
- Walls and ceilings: count patches, photograph stains and identify rooms needing paint. Flag recurring moisture before cosmetic work.
- Doors and fittings: list sticking doors, loose handles, damaged trim, curtain fittings and shelves.
- Floors: photograph damage, identify the material and note whether matching replacement pieces are available.
- Kitchen and bathroom: list visible caulking, grout and cabinet issues. Separate leaks and trade work for assessment.
- Furniture and storage: provide product links, quantities and delivery dates for assembly.
- Access and handover: give access arrangements, your target date and the person who approves completion.

For Toronto and GTA condos, confirm elevator bookings, loading access, parking and building work-hour rules with management. Tell us whether the unit is vacant and who will provide access. A preferred move-in date helps us assess the sequence; it is not a guaranteed completion date.
Labour, materials, parking or travel and applicable tax should be identified in the written quote. The small-job minimum does not price a complete rental turnover.
Agree the included tasks, exclusions, material choices, payment stages and how changes will be approved before starting. For several properties, send a separate list and timing for each address so we can assess capacity rather than promise blanket availability.

Can I request a fixed project price?
Yes. Share photos, quantities and access details for review. A site assessment may be needed before a fixed scope and price can be agreed.
Does selecting a date reserve a crew?
No. The website prepares a preferred-date enquiry. A booking exists only after scope, price and availability are agreed.
Can you coordinate recurring turnover work?
Send the expected number of properties, typical tasks and notice period. Recurring work is assessed against local coverage and available capacity.
